When searching the market for a new home, you’ll run across properties in several states of activity. What do you do when the home you’re interested in is marked as “contingent” or “pending”? What’s the difference between the two, and what are your options for making an offer?

What Is Contingent?

When a property is marked as contingent, an offer has been accepted by the seller. Contingent deals are still active listings because they are liable to fall out of contract if requested provisions are not met. If all goes well, contingent deals will advance to a pending state.

What Is Pending?

When a property is marked as pending, an offer has been accepted by the seller and all contingencies have been satisfactorily addressed or waived. Pending deals are no longer considered active listings. A home will remain in the pending state until all legal work has been processed.

It is important to remember that you can make an offer on a home at any stage of the process, and this is why having the most up-to-date information and a real estate agent who knows how to handle complex deals is essential. CoreLogic’s latest Home Price Insight report revealed that home prices have appreciated by 5.6% over the last 12 months. The same report predicts that prices will continue to increase at a rate of 4.7% over the next year.

The bottom in home prices has come and gone. Home values will continue to appreciate for years. Waiting no longer makes sense.

2. Mortgage Interest Rates Are Projected to Increase 

Freddie Mac’s Primary Mortgage Market Survey shows that interest rates for a 30-year mortgage have hovered around 4.8%. Most experts predict that rates will rise over the next 12 months. The Mortgage Bankers Association, Fannie Mae, Freddie Mac and the National Association of Realtors are in unison, projecting that rates will increase in 2019.

The internet is rife with real estate advice, some of it true and a lot of it false. One idea that tends to pop up is that summer is the best time of year to list a home for sale. This is largely based on data collected by online real estate database company Zillow from 24 large real estate markets in the United States, and while that is a decent representation, it’s not at all definitive. The truth is, there is no “best time” to sell a property — there are pros and cons to every season. While putting your home on the market in the winter may present some challenges, with the right preparations you can sell your house faster and for more money.

Price it Right
You don’t have to price your home lower just because it’s the off-season, but also don’t go crazy with that asking price. It’s easier than ever for people to research real estate market trends, so potential home buyers know if you’re overpricing. If you want to sell your house quickly in the winter, educate yourself on trends and home prices in your area to find reasonable asking price that won’t necessitate too much haggling to settle.

Be Hospitable
One of the cons of selling a home in winter is that traffic tends to be a bit slower. Fewer people are out looking at properties because they’re either distracted by the holidays or prefer to stick to the indoors because the weather is bad. However, the people who are browsing homes this time of year are more likely to feel a sense of urgency to make a decision on where they will live, as it is the time for first-quarter job transfers and there is less inventory on the market. Because of this, it is important to be very hospitable to anyone who comes through that door. A good first impression and a warm welcome can make a positive association in their mind, which improves your chances of getting a serious offer.

Here are some helpful tips when showing your house:
● Light a fire. Not only does it create a cozy atmosphere, but it also smells divine.
● Play soft music.
● Turn on all the lights in the house and open up drape and curtains.
● Run a humidifier to make your home’s air less dry (just make sure to change filters
regularly).

Staging your home to sell in the winter isn’t too different from other parts of the year. You want it to be clean and decluttered while highlighting the property’s best features. The holiday season from November through January is often considered the worst time to put a home on the market. While the thought of selling your home during the winter months may dampen your holiday spirit, the season does have its advantages: holiday buyers tend to be more serious and competition is less fierce with fewer homes being actively marketed. First, decide if you really need to sell. Really. Once you’ve committed to the challenge, don your gay apparel and follow these tips from FrontDoor.

  1. Deck the halls, but don’t go overboard.
    Homes often look their best during the holidays, but sellers should be careful not to overdo it on the decor. Adornments that are too large or too many can crowd your home and distract buyers. Also, avoid offending buyers by opting for general fall and winter decorations rather than items with religious themes.
  2. Hire a reliable real estate agent.

  9. Offer holiday cheer in the form of financing.
    Bah, humbug! Lenders are scrooges these days, but if you’ve got the means, then why not offer a home loan to a serious buyer? You could get a good rate of return on your money.
  10. Relax — the new year is just around the corner.
    The holidays are stressful enough with gifts to buy, dinners to prepare and relatives to entertain. Take a moment to remind yourself that if you don’t sell now, there’s always next year, which, luckily, is only a few days away.

Thanksgiving 2018: How family and friends can influence the home purchase

This Thanksgiving we look at how recent buyers are choosing their homes, and how their friends and family can influence their decision. While we don’t all get to see our families every day, for many home buyers having the option to do so can impact the home they purchase. Based on data from the recently released 2018 Profile of Home Buyers and Sellers, we can see how multi-generation homes are becoming more common and the importance of living close to friends and family.

  • This year 12 percent of all buyers purchased a multi-generational home, and multi-generational buyers were typically 51 years old. Eighty-three percent of the multi-generational homes purchased were single-family homes.
  • Multi-generational homes were typically 2,070 square feet and were purchased for $264,100. Buyers of multi-generational homes typically expected to live in their home for 20 years. Forty-seven percent of buyers owned their previous home.
  • Thirty-nine percent of buyers of multi-generational homes had children under the age of 18 living in the home.
  • Among all multi-generational buyers, the desire to own a home of their own was the primary reason for purchasing (29 percent). The majority of multi-generational buyers were married couples (63 percent), and single females (19 percent).
  • The main reasons for purchasing a multi-generational home were for to care for aging family members (44 percent), and children or relatives over 18 moving back into the house/never left home (37 percent).
  • Ten percent of buyers of multi-generational homes purchased their home to be closer to friends and family. Single females (12 percent) and married couples (nine percent) purchased their homes to be close to friends and family.
  • The convenience to friends and family for single females (47 percent), married couples (38 percent), and unmarried couples (35 percent) was an influencing factor of their neighborhood choice.

5 Reasons to House Hunt This Fall!

The frenzy of the summer real estate market has cooled by the seemingly very same breeze sweeping leaves off the trees across much of the country. But now may be a better time than ever for you to start house hunting.autumn

According to RealtyTrac and realtor.com®, October is the best time to snag a deal on a house. RealtyTrac analyzed more than 32 million sales of single-family homes and condos between 2000 and 2015, finding that those who purchased in October paid 2.6 percent below the average estimated full market value for their property. Oct. 8, specifically, seems to offer the best deals for buyers with an average 10.8 percent discount.

If you need more reason to start or continue your home search this fall, here are five additional reasons to shop for a home!

1. Less focus on landscaping. While the spring and summer bring green grass and plant life, fall may actually allow buyers to concentrate on the condition of a home’s exterior better. Viewing houses in the fall, you can spot exterior flaws and even landscaping problems, setting you up to deal with these issues before you buy the house.

2. The pressure is off. Less competition from other buyers who are pressed by deadlines, such as the start of the school year, means a stress-free pace for buyers.

3. Agents have more time. Ok, some agents have time- while we stay busy- we’re always ready to give our clients the attention they deserve, often times in the fall we may have fewer buyer clients so this could be a big advantage to you!

4. Better deals. Those who are selling in the fall likely have personal deadlines they’d like to meet, such as relocating for a job. Sometimes, sellers are more willing to lower their asking price than they would be during the summer months.

5. Fewer bidding wars. By taking advantage of the seasonal hiatus by other buyers, there’s less chance that your clients will be outbid by someone else.
